I just noticed this article at Florida today. It discusses the importance, especially in the market today… and even more when you are selling a luxury home… of making sure your home has all the updates and staging so that it meets the expectations of the buyers that are looking in that price range.

One reason that some people don’t sell and simply let their home foreclose is because they don’t feel that in their situation they can afford to do all the repairs in order to put their home on the market and get a great offer. That is one popular myth that I dispel in my short sale FAQ. The truth is that an experienced short sale expert will have you sell your home as is. Rarely will there be a need to fix your home up or do any staging at all on your home. This is because when we negotiate with your lender we will have them send out a representative to value it exactly as it is right now with out those repairs. That way the lender allows your home to be sold at the price that you can get from a buyer that has seen your home with out the extra repairs, updates and staging.
