Here are some common scams to avoid.
Upfront Fee Scam
The perpetrator will promise for an upfront fee to negotiate with a home owners bank to do a loan modification of provide other service. There are legitimate reasons to collect an upfront fee but you should be very careful before doing so. Buyer beware.
Refinance fraud or “Bait & Switch”
Victims sign over ownership of the house, thinking they are signing documents for a new loan at a lower payment level or thinking that some other beneficial thing will happen.
Lease-back or Repurchase Scams
Owner is convinced to transfer title of the property to a buyer who then will lease the house back and maybe catch up the loan. The scammer then raises the rent, sells the house, steals equity, or even evicts the tenant.
Appraisal Fraud
An appraiser working with a dirty mortgage broker (and other proffesionals) may overvalue a home intentionally to get a loan that is way bigger than the value of the home. It has been heard that appraisers will intentionally undervalue homes for a profit in order to mislead a bank that is evaluating a short sale so that they unknowingly allow an unnecessarily huge loss in the form of a lowered short pay off.
What to do if You’ve Been Scammed

Report the details to the FBI (1-800-CALLFBI), or the Federal Trade Commission (1-877-382-4357) as well as your local consumer-protection agencies such as the BBB.

If you’ve been scammed by a bogus or unlicensed loan mod or foreclosure consultant, file a complaint with your state attorney general (www.ohioattorneygeneral.gov/).
